BSDA Development Process
Establishing a major industrial operation requires more than finding the right site. Understanding the planning and approvals process is equally important.
The Bromelton State Development Area has a dedicated planning framework that differs from other parts of the Scenic Rim. It provides a structured pathway for industrial development while continuing to make sure that all applications are adequately assessed by the appropriate authority.
This approach recognises the unique planning needs of major industrial and corporate positioning projects. By separating different types of development into dedicated assessment pathways, the BSDA provides greater certainty for businesses while ensuring proposals are considered by the authority best placed to assess them.
How the development process works
There are two approval pathways within the BSDA, depending on the type of development you're proposing.
Material change of use. If you're establishing a new industrial use or changing how land will be used (it must be a material change of use), your application is generally assessed under the Coordinator-General's Bromelton State Development Area Development Scheme.
Subdivision, operational works and other development. If your project involves work such as subdividing land or carrying out operational works, it is generally assessed by Scenic Rim Regional Council under the Scenic Rim Planning Scheme 2020.
